Preparation

The first step in a success home sale is choosing your REALTOR®. I will help you understand the current housing market and be there to walk you through the process every step of the way. With this knowledge I will recommend a competitive price for your home and develop a strategic marketing plan to attract as many potential buyers as possible. If you are interested in selling your home contact me for a Comparative Market Analysis (CMA).

Pricing

Determining the right asking price will be the single most important decision in the selling process.
The closer the asking price is to market value will make your property:

More marketable
More favorable to the real estate community
Exposed to more qualified buyers
Receive higher and more offers
Possibly bring competing offers
Sell faster

Optimize

If you want to get the best price for your property, you may want to consider a few projects that could give its value a boost. At the bottom of this page we review several ways to improve the look of your home and increase interest and garner higher offers.

Selling Essentials

The moment your home hits the market, there will be a flurry of interest. If the asking price is too high, it won’t take long for potential buyers to move on. By the time the price drops, a majority of buyers are lost and lowering the price down the line will likely not bring their attention back.

Signing A Listing Agreement

To start the marketing process you will need to enter into a Listing Agreement for a specified period of time. I may require certain documents in order to proceed with the listing.

Revitalize

Paint: freshing up the interior with a coat of paint in a neutral color will make your home look newer and more spacious.

Lighting: Update outdated fixtures to more modern styles with compact flourescent bulbs.

Flooring: Hard surfaces throughout, whether hardwood or laminate are very popular.

Bathrooms

Main Floor: Powder rooms on the main floor are very popular with buyers.

Ensuite: A Spa- like environment with luxe surfaces and updated faucets is a huge selling asset.

Kitchen

Steel: Stainless steel hardware & appliances are very attractive to new home buyers.

Makeover: Kitchen renos bring one of the highest returns on investment. Choose comtemporary finishes with clean lines for the broadest appeal.

Basic Components Of An Offer

Price Depending local market conditions, the offering price may be differ from the asking price.

Deposit: The deposit shows the buyer’s good faith and is applied against the purchase price of the home when the sale closes.
I will advise you of a suitable amount based on the circumstances of the sale.

Conditions: These might include “subject to buyer obtaining financing”, “subject to home inspection”, or “subject to the sale of the purchaser’s property”.

Inclusions and Exclusions: These might include appliances and certain fixtures or decorative items, such as mirrors or lighting.

Closing or Possession Date Closing is usually the day the title of the property is legally transferred and the transaction of funds finalized unless otherwise stated. The Possession Date is legally 1 to 3 days after the closing.
